Green Design Sydney was built on a simple observation: most property mistakes happen before a single drawing is made — the wrong site, the wrong pathway, the wrong assumption about what a block can hold.

Farshid works across design and approvals for the same reason most practices keep them separate: because doing both properly is harder, but it's the only way to guarantee that what gets designed is what actually gets built.

Property Atlas

Type any NSW address and see what the planning controls actually allow.

Atlas reads the land zone, height limit, floor space ratio, minimum lot size, heritage and acquisition layers straight from the NSW planning maps — then tells you plainly what it could not see.

Tested through August and September on thirteen properties across nine NSW councils before it went public.

Atlas is the free screen at the front of everything we do. It tells you whether a property is worth pursuing. When the answer is yes, the next step is a Feasibility Study — the first paid stage, with a fixed scope and a fixed fee.

Do I need council approval to renovate or extend my house in Sydney?
Usually, yes. Some smaller projects can go through a faster private-certifier route called complying development instead of a council development application. We tell you which one applies to your property before you spend anything on drawings.
Can I build a duplex or a granny flat on my block?
It depends on your zone, the size and width of the block, and a few local rules. Send us the address and we will tell you honestly what it can and cannot carry.
What is a Property Rehearsal?
We compare two or three ways to use your property, show what each means for approval, cost and building, and let you walk through the best one in a 3D model before you commit to it.
My house has work that was never approved. Can it be fixed?
Usually, yes. Council can issue a certificate for existing work once it is shown to be safe and compliant. We handle these regularly, and we tell you early if something cannot be kept.
Can you help turn a house into a group home, childcare centre or clinic?
Yes. Changing what a building is used for needs approval and a building-code check, and that is core work for us.
Do you guarantee approval?
No one can. What we do is make sure you know the risks before you lodge, and design so the answer is as likely as possible to be yes.
How do you charge?
A fixed fee for an agreed scope, not a percentage of your build cost. If you already have another quote, bring it and we will tell you plainly how ours compares.
Where do you work?
We are based in Seaforth on the Northern Beaches and work across Sydney.
My DA was refused, or it has been sitting with council for months. What now?
A refusal is a decision about the application that was lodged, not a ruling that nothing can be built. Usually several routes remain open, and which one fits depends on the reasons council gave. See refused or stalled DA for what each route involves, or send us the notice.
